Can You Buy a Manufactured Home With an FHA Loan?

Yes. An FHA loan is the most flexible way to buy a manufactured home, with up to 96.5 percent financing, as little as 3.5 percent down, and credit scores down to 580. It works for single, double, triple, and quadruple-wide manufactured homes and for modular homes, as long as the home sits on a permanent foundation on land you own and is your primary residence. Homes on rented land or in a mobile home park do not qualify.

Everything is underwritten in-house, which is the difference that matters. Many lenders cap manufactured loans at 80 percent or turn away anything but top credit. We can go to 96.5 percent, work with lower credit, and weigh compensating factors like income, reserves, and payment history that other lenders will not. If you have been told no elsewhere, this is the program to ask us about.

FHA Manufactured Home Loans With Lower or Bad Credit

FHA is the program to reach for when credit is the obstacle. The minimum for 3.5 percent down is a 580 score, and because we underwrite in-house, our loan committee can look at the whole picture rather than just the number. Limited credit, a past late payment, an older bankruptcy, medical collections, or a rough stretch does not automatically end the conversation. We have helped many buyers in exactly those situations get into a manufactured home.

A lower score does not mean automatic approval either. It means the rest of the file has to carry more weight: steady income, money in reserve, and a clean recent payment history all help. The right move is to let us look at your real situation and tell you honestly where you stand, before you waste time on a lender who was only ever going to say no.

Buying an Existing Manufactured Home vs New From Dealer

This page is for buying an existing manufactured home that is already set and permanently affixed to its foundation on land you own. That is a true purchase, and it is what the FHA purchase loan covers.

Buying a brand new home from a dealer is different. A new-from-dealer home has to be transported, set, and affixed to a foundation, which is construction, not a purchase, and it runs through our manufactured and modular construction loans instead. People mix these up all the time, so if your home is coming new from a dealer or retailer, start on the construction page. If it is already sitting on its land, you are in the right place.

How to Get an FHA Manufactured Home Loan

Getting into a manufactured home with FHA is more straightforward than most people expect. Here is how it works, from start to keys.

  1. Check your eligibility. Start with our quick form or a call. There is no credit pull to see what you qualify for.

  2. Get pre-qualified. We review your basics and send a pre-qualification letter so you can shop with confidence and make strong offers.

  3. Find your home. Choose an existing manufactured or modular home on a permanent foundation on land you own. We can work with your agent or help you find one.

  4. Submit your documents. Send the items in the checklist below so we can move quickly.

  5. Appraisal and in-house underwriting. We order the appraisal and underwrite in-house, which is where our flexibility on credit and compensating factors comes in.

  6. Close and get your keys. Sign at closing, and the home is yours.

Frequently Asked Questions

Can you buy a manufactured home with an FHA loan?

Yes. FHA loans can be used to purchase an existing manufactured, mobile, or modular home on a permanent foundation on land you own, with up to 96.5 percent financing and as little as 3.5 percent down. Single, double, triple, and quadruple-wide homes qualify. Homes on rented land or in a park do not.

What credit score do you need for an FHA manufactured home loan?

The minimum is 580 for 3.5 percent down. Because we underwrite in-house, our loan committee can consider lower scores case by case when the rest of the file is strong, weighing compensating factors like income, reserves, and payment history that many lenders will not.

Can you get an FHA manufactured home loan with bad credit?

Often, yes. FHA is the most credit-flexible way to buy a manufactured home. We work with borrowers who have limited credit, past late payments, older bankruptcies, medical collections, or a score near the 580 minimum. A lower score does not automatically mean no; it means the rest of the file matters more, and our in-house underwriting gives us room to say yes.

How much is the down payment for an FHA manufactured home?

As little as 3.5 percent of the purchase price, which means up to 96.5 percent financing. Qualified borrowers can also access up to 50,000 dollars in separate unsecured funds for furnishing, reserves, or debt, though those funds cannot be used for the down payment itself.

What manufactured homes qualify for an FHA purchase loan?

Single, double, triple, and quadruple-wide manufactured homes, plus modular homes, qualify when they are on a permanent foundation on land you own and used as your primary residence. The home must already be set and affixed; a new home from a dealer uses our construction loan instead.

Is this loan for a new manufactured home from a dealer?

No. This FHA purchase loan is for buying an existing home already permanently set on its foundation. A new home from a dealer requires moving, setting, and affixing the home, which is financed through our manufactured and modular construction loan.

What are the FHA loan limits for manufactured homes?

FHA loan limits vary by county and set the maximum you can borrow. Check your area on our county loan limits page. If your purchase price is above the FHA limit, conventional or, for eligible Veterans, VA jumbo may offer more room.

Richie, OK... so you've officially done something I've never seen in 22+ years selling real estate. Closed a VA Loan on 224 Acres, with a Manufactured Home. CONGRATULATIONS! and THANK YOU!!! Admittedly, I was skeptical (more like pessimistic) when James told me you were going to get this VA Loan completed. And I had many doubts along the way, because I'd seen so many VA Lenders fall flat on their faces, just before the Closing. BUT... You got the Job DONE! Occasionally, I find someone out there who has done an Outstanding Job, helping my Clients... and You are one of these! I'm now officially a FAN of You and Your Work. I would be honored to promote you and your services to other Agents within our company, and I intend to do so. I will call you when I've caught up on my work a bit... and learn more about how I can do my job better on the next VA transaction.
