Can you get a VA loan on a manufactured home?
Yes. Eligible Veterans, active duty, and surviving spouses can buy a manufactured or modular home with a VA loan at 100 percent financing, zero down, and no monthly mortgage insurance. The home must be a doublewide or larger, permanently affixed on land you own, and your primary residence. As a veteran-owned in-house lender, we specialize in exactly these loans.
Can you buy a mobile home with a VA loan?
Yes, when the mobile or manufactured home qualifies as real property: doublewide or larger, built after June 15, 1976, with the tongue and axles removed, permanently affixed to land you own, and not in a park or on rented or family land. If it meets those conditions, a VA loan can finance it with zero down.
Can you use a VA loan for land and a manufactured home together?
Yes. A VA loan can cover land you already own, land with a balance, or land you are buying, together with the manufactured or modular home. Buying an existing home already set on the land is a standard VA purchase; a new home from a dealer is financed through our VA construction loan instead.
Is there a VA loan limit on manufactured homes?
No. Fully entitled Veterans have no VA loan limit. On manufactured and modular homes we lend up to 10 million dollars on an existing home and up to 4.5 million dollars on construction, far beyond any conventional jumbo, all with the backing of your VA benefits.
What credit score do you need for a VA manufactured home loan?
For an existing manufactured, mobile, or modular home, we prefer a 580 score and up, and have approved files as low as 550 case by case with strong compensating factors. Jumbo-range VA loans above your county conforming limit start at 620. New-from-dealer and construction loans start at 640, and jumbo-range construction is higher, generally around 720. Because we underwrite in-house, our loan committee weighs the whole file, not just the score.
What manufactured homes qualify for a VA loan?
Doublewide and larger manufactured homes and modular homes qualify when they are on a permanent foundation on land you own, built after June 15, 1976, with the tongue and axles removed, and used as your primary residence. Homes on rented or leased land, family land, or in a mobile home park do not qualify.
Do you offer VA loans for modular homes?
Yes. Modular homes are treated as traditional single-family homes for VA purposes, so they qualify on standard VA terms with 100 percent financing and no mortgage insurance, on land you own.
Is a VA loan for a new manufactured home from a dealer?
No. This VA purchase loan is for buying an existing home already permanently set on its foundation. A new home from a dealer must be ordered, delivered, set, and affixed, which is construction and runs through our VA construction loan.
Can you refinance or take cash out of a VA manufactured home?
Yes. Many Veterans buy with a VA purchase loan and later use built-up equity through a VA cash-out refinance for renovations, debt consolidation, or other needs, while keeping the benefits of VA financing. See our VA manufactured cash-out page.
